Club Deeper — Proposed Campus

Introduction

Vision of Shri. Harish Butle Sir: creating a path-breaking educational institution that imparts training and future-oriented prominent skills to deserving candidates.

Spread over a virgin green land parcel of about 50 acres, Club Deeper brings high-quality education, future-oriented skill development and social cause together in one elite, self-sustaining, integrated, technologically advanced, nature-friendly and path-breaking campus.

The land

Location: Village Osade, Taluka Velhe, District Pune; Village Sonapur, Taluka Haveli, District Pune.

Land: 50 acres · Present zone: Vanikaran · Clean, clear and marketable title with possession.

Access and visible points

• Pune–Panshet Highway: 100 m from the entry point.
• Official Pune Ring Road exit at Vardade: 800 m.
• Nanded City: 21 km · Swargate: 29 km · Pune Station: 32 km.
• Sinhgad Fort: 21 km · Khadakwasla Dam: 16 km · Panshet and Varasgaon Dams: 20 km.
• Visible points include Sinhgad Fort, Khadakwasla Dam backwater, Pune Ring Road, Mutha–Ambi River Sangam, Nilkantheshwar Temple and Varasgaon Dam.

Land advantages

• Educational approvals and NA conversion are possible; the title is single-owner, clear and free of encumbrances.
• The proposed Pune Ring Road is within 0.5 km, improving access towards Mumbai, Satara, Kolhapur, Nashik, Nagar and Solapur roads.
• PMPML and MSRTC public transport reach the Pune–Panshet Highway entry; MSEDCL power is nearby.
• Existing access includes a 2 km concrete road from the ZP Road near Panshet Road; a shorter second road is possible.
• More than 70% of the land can be developed with minimal expense; the balance can be developed with additional investment.

Bungalow release schedule

• Phase I completed at conceptual stage: 31 December 2025.
• Phase II during land purchase: through 31 August 2026.
• Phase III: 1 September 2026 onwards till Diwali (open after demarcation).
• Phase IV: after Diwali till year end 2026.
• Phase V: 1 January–31 March 2027.
• Phase VI: from 1 April 2027, subject to availability.

Tentative demarcation

Symbolic representation of the proposed bungalow layout at the actual site — for understanding only. Gross plot size is about 3,000 sq. ft. (3 guntha), with 9 mtr internal roads and a 12 mtr spine road. Phase-wise booking continues; plots will be allocated in December 2027.

Infrastructure development

• Tarred and/or concrete roads, water and electricity connections inside the plot.
• Ducted sewer line, secure four-side fencing, designer front fencing and gated entry with name board.
• Sanctioned typical 600 sq. ft. plinth with basic free FSI.
• Solar street lighting, storm-water drains, internal topography management, landscaping, dedicated transformer, dedicated water storage, club house, gymnasium and swimming pool.
